What A Green Tree Country Club Address Actually Includes In 2026

Buyers touring Green Tree for the first time almost always ask the same question at the wrong time. They ask it at the closing table. The question is some version of: "So the pool and the golf course come with the house, right?" The answer is no, and the gap between what the address implies and what the deed conveys is the single most important thing to understand before writing an offer here.

Green Tree looks like one neighborhood on a map. On paper it is three separate organizations with three separate sets of rules, three separate billing cycles, and three separate ways to say no to you. Pricing a Green Tree home without pricing all three is how buyers end up surprised.

The Three Entities Sitting On One Piece Of Ground

A Green Tree home sits inside a stack that most listings never spell out. From the ground up:

  1. Green Tree Country Club Estates Homeowner's Association. Comprised of 378 homes in the Green Tree Subdivision, located in the northern corner of Midland, this HOA governs the original Estates section and maintains its own covenants and architectural review.
  2. Green Tree North Homeowners Association. A separate corporation formed in October 1984, with its own board, its own rulebook, and its own dues cycle. The board has recently reviewed the Restrictions and Covenants and found outdated sections, and there are many new homeowners who may not know about or have read them, so what a neighbor did in 2019 is not automatically what you can do in 2026.
  3. Green Tree Country Club itself. A private, member-only club at 4900 Green Tree Blvd, in operation since 1980, running a 27-hole golf course with three nines, private with 4 classes of membership, ACI/Signature Gold affiliate of Club Corp of America. It has no legal relationship to either HOA.

That last point is the one worth reading twice. The country club operates independently as a private membership facility; living in the neighborhood does not include club membership. A course-facing lot buys the view out your kitchen window. It does not buy a tee time, a locker, or a lunch reservation.

Why The Median Price Doesn't Describe Green Tree

The citywide numbers do not tell you what a Green Tree home costs to own. In June 2026, Midland's listed median sat at $419K at roughly $187 per square foot, with a median of about 67 days on market. Zillow's home value index for Midland in May 2026 landed near $291K with homes going pending in about 17 days, which reflects the mix of the whole city, not this pocket.

Green Tree's inventory does not look like the citywide mix. Homes were originally built in the 1980s on lots ranging from approximately 0.275 to 0.33 acres, with single-family residences typically between 2,000 and 5,000 square feet in ranch, Tudor-inspired, and New Traditional styles. Larger footprints on larger lots with a mature canopy do not price at the citywide median. They price above it, and the spread between the two is exactly the money you are paying for the address, the trees, and the streetscape, not the amenities.

That is a distinction the MLS cannot make for you. The listing shows square footage and lot size. It cannot show you that the pool a quarter mile away belongs to someone else.

The Course-Adjacent Premium Is About The View, Not The Access

Two houses of the same size in Green Tree can trade for very different numbers because home styles vary and updates matter, but the overall feel leans spacious and established, especially on streets that border or weave near the course; lot positioning and interior versus course locations can influence demand and pricing.

The mechanism here is straight economics. The premium a course-adjacent lot commands is a view premium, an open-space premium, and a scarcity premium. It is not an access premium. Buyers who assume the higher price is buying them a golf lifestyle are effectively paying twice, once in the sale price and again when they realize they still need to submit a separate application to the club.

The Carrying Costs A Listing Doesn't Show

Underwriting a Green Tree purchase honestly means adding line items the MLS sheet leaves off. Before you commit, get a number on each of these:

  • HOA dues. Dues for both the Estates HOA and Green Tree North HOA are set by their boards and are not published on either association's public pages. The management certificate is a public record. Pull it directly from the Texas HOA registry at hoa.texas.gov before you write an offer.
  • Resale certificate fee. Texas caps the preparation fee for an HOA resale certificate at $375 under Property Code §207.003. That is a closing-table charge worth confirming in advance so no one at the title company treats it as a surprise.
  • Country club initiation and monthly dues. Green Tree Country Club does not publish its fee schedule. The club directs prospective members to Dianne Wright, Director of Member Services, at 432.699.2812 for current opportunities. If the club lifestyle is part of your reason for buying here, that phone call belongs before the inspection, not after.
  • Age-of-home reserves. A 1980s home on a 1980s roof and 1980s HVAC is a different maintenance profile than a 2015 build. Bidding at the top of the local range without a repair reserve is how buyers get squeezed six months in.

Two HOAs, Two Rulebooks, One Street

The two HOAs do not share governing documents. That matters more than it sounds. Fence heights, exterior paint palettes, roofing materials, RV parking, short-term rental language, and architectural review timelines can differ between the Estates and Green Tree North sides. A buyer who read one set of restrictions on one house and applies those assumptions to a house across the boulevard has done half the diligence.

For any home you are seriously considering, request the current recorded covenants and the most recent architectural review guidelines for the specific association that governs that lot. Verify which HOA the address falls under before you assume anything about what you can and cannot do to the house.

A Green Tree address is a house, a lot, a view, and an option. The option to join the club is real, but it is priced separately and granted separately, and the sale price does not include it.

Questions To Ask Before You Write An Offer

  1. Which HOA governs this specific address, Green Tree Country Club Estates or Green Tree North?
  2. What are current annual dues, and when was the last special assessment?
  3. Has the board updated the Restrictions and Covenants in the last twenty-four months, and if so, what changed?
  4. Is the seller a current club member, and are they willing to sponsor or introduce you to the membership office?
  5. What did the last three comparable sales on this block trade for, and were any of those sellers dues-current at closing?
  6. If the golf course experience is part of your thesis for buying, have you scheduled a membership conversation with the club before your option period ends?
